Selling a home can be one of the most stressful times of
a homeowner's life. Once your home goes on the market
it seems hordes of invaders swarm like ants, disrupting your
schedule. You feel like your home is never clean enough,
organized enough, or prepared enough. In addition,
buyers do all they can to get a deal, undercutting the value
of the place you've called home. The required sales
paperwork and disclosures are odious and, if not done correctly,
can lead to arguments or even lawsuits. Although many choose to go it alone in an effort to save money, the wise choice in today's fast-paced market and litigious environment is to work with a Realtor.
A Word About Me
I am committed to YOUR needs. I've helped many clients sell their homes
and always strive to make the process as simple and pain-free as
possible. I listen to the needs of each of my sellers to ensure I know
what's important to them: a quick close, maximum profit...whatever. My
focus on the process helps keep my clients attention on the final goal:
SELLING! I provide an escalating marketing plan tailored to each home I
sell and work hard to get the job done right.
To make sense of it all, here is some information on the process of
selling a home and a simplified view of the steps that are part of each
transaction, in order of completion. I hope this helps and that you'll
consider me when you...
Choose a Realtor
A good listing
agent can lower your stress level considerably. When
I meet a prospective client I spend time walking through
their home, making suggestions that will help make it more
appealing to buyers. I do my homework before I arrive,
preparing a Comparable Sales report to show you what other
homes nearby are selling for and what they've sold for so
you'll know what you can reasonably expect for your home.
I will also bring a marketing plan to show you how I will advertise
in newspapers and on the Internet as well as conduct open
houses to bring as many buyers as possible to see your home.
Traffic is the key to...
Getting an Offer
Once a prospective
buyer decides they like your home, they'll make an offer.
This is both exciting and nerve-wracking, especially if multiple
offers come in at the same time. It can be confusing,
as well; sometimes price isn't the only way to determine
the best deal. I will help you evaluate each offer,
looking at lending terms, down-payment amounts, close of
escrow dates, and a variety of other factors to determine
which offer truly is the best one for you. I will
guide you through the counter-offer process if it's necessary
and negotiate on your behalf to ensure you get what's best
for you when you finally...
Accept an Offer
Now the fun begins! Storms
of paperwork and procedures follow an acceptance: disclosures,
pest and other inspections (if they weren't already completed),
escrow and title documentation...the list goes on. I'm
with you all the way, walking you through each document and
process, explaining what it is, why it's there, and how it
affects the sale. Again, if anything comes up I'll
negotiate on your behalf until we...
Close Escrow
We're done! It
sounds easy and it can be if you have an experienced agent
to guide you through the process. I want to be there
to do that for you and hope you will choose me to sell your
home for you. |
